July in Northern Colorado: Celebrating Freedom, Community, and Home

By Devin Loftis, Realtor® | The Station Real Estate Company

There's something special about July in Northern Colorado.

The smell of backyard BBQs, the excitement of local parades, evenings spent watching fireworks, and neighbors gathering together remind us why so many people choose to call Northern Colorado home. It's a month that celebrates not only our nation's independence but also the people who have worked and sacrificed to protect the freedoms we enjoy every day.

As a Marine Corps Veteran and Realtor serving Northern Colorado, this time of year is especially meaningful to me.

Honoring Those Who Served

Before I ever helped families buy and sell homes, I had the privilege of serving our country in the United States Marine Corps. That experience shaped who I am today and taught me the values that guide both my life and my business, integrity, commitment, service, and putting others before yourself.

Those values continue to inspire the way I serve my clients every day.

One organization that continues this spirit of service is the JM Post Veterans Club in Johnstown, Colorado. As a proud member of the VFW there, I've seen firsthand how welcoming and supportive our veteran community is.

Whether you're a veteran from any branch of service or someone who simply wants to support those who have served, the JM Post is a wonderful place to build friendships, volunteer in the community, and stay connected. We are always excited to welcome new members and encourage veterans throughout Northern Colorado to stop by and see what we're all about.

Our veterans have given so much to our country. Supporting one another and continuing to serve our communities is one small way we can give back.

Northern Colorado Real Estate Market Update

While headlines across the country often paint a dramatic picture of the housing market, Northern Colorado continues to show resilience.

Here's what we're seeing this summer:

  • Inventory continues to improve, giving buyers more choices than we've seen over the past few years.
  • Homes that are well-priced and professionally marketed are still attracting strong interest.
  • Buyers are becoming more selective, making proper pricing and presentation more important than ever.
  • Interest rates remain a factor, but many buyers are adapting by exploring creative financing options and focusing on long-term homeownership rather than short-term rate fluctuations.

For sellers, this means preparation matters.

The days of simply putting a sign in the yard and expecting multiple offers over asking price have largely passed. Professional photography, strategic marketing, expert pricing, and strong negotiation have become more valuable than ever.

For buyers, increased inventory means more opportunities, less competition, and often more negotiating power than we've seen in recent years.

Whether you're buying your first home, upgrading, downsizing, or investing, today's market rewards having a knowledgeable Realtor® in your corner.

Home Is More Than Four Walls

July reminds us that a home is about much more than the structure itself.

It's where we celebrate birthdays.
It's where we gather with family for cookouts.
It's where kids run through sprinklers.
It's where neighbors become lifelong friends.
It's where military families reunite after deployments.
It's where traditions begin.

The American Dream has always included the opportunity to own a place to call home, and helping people achieve that dream is something I never take for granted.

Local July Fun in Northern Colorado

Summer is one of the best times to explore everything our area has to offer.

Some of my favorite ways to enjoy July include:

  • Independence Day celebrations throughout Fort Collins, Loveland, Windsor, Johnstown, and Greeley
  • Local farmers markets filled with Colorado-grown produce
  • Outdoor concerts and community festivals
  • Hiking our incredible foothills and enjoying Horsetooth Reservoir
  • Supporting local restaurants, breweries, and small businesses that make Northern Colorado such an incredible place to live

These community events aren't just fun, they're part of what makes owning a home in Northern Colorado so rewarding.

Thinking About Making a Move?

Whether you're considering buying your first home, selling your current property, or simply wondering what your home is worth in today's market, I'd be honored to help.

My mission is simple: provide honest advice, professional guidance, and exceptional service from start to finish.

As someone who has served both our country and our local community, I believe relationships always come before transactions.

If you're looking for a trusted local Realtor who understands Northern Colorado and truly puts your goals first, let's connect.

Happy Independence Day!

From my family to yours, I wish you a safe, joyful, and memorable Fourth of July.

Let's celebrate the freedoms we enjoy, honor the veterans and active-duty service members who protect them, and continue building strong communities, one home and one neighbor at a time.
