There’s something about those first slightly cooler mornings in Northern Colorado that lets you know a change is coming.

After all the heat we’ve had this summer, the little bit of much-needed rain lately has been a welcome sight. The grass gets a little greener, the air smells different, and those cooler mornings are starting to give us the first hint that fall is just around the corner. 🍂

We still have plenty of summer left to enjoy, but this is one of my favorite times of year in Colorado. Before long, we’ll be talking about changing leaves, football, cooler evenings and, knowing Colorado, probably our first surprise snowstorm before we’re ready for it!

But this month, I’m especially excited to share something new that’s happening right here in Northern Colorado.


Veterans Entrepreneur Network Coming to Northern Colorado

I’m proud to share that a new Northern Colorado chapter of the Veterans Entrepreneur Network (VEN) is getting started, and I’ll have the opportunity to be part of building it as a founding member.

This is something I’m genuinely excited about.

Northern Colorado has an incredible community of veterans, military families, entrepreneurs and small-business owners. VEN is about bringing those worlds together and creating a place where veterans and veteran family members can build relationships, exchange ideas, learn from one another and connect with resources that can help them succeed.

🏡 Northern Colorado Real Estate | August Market Pulse

As we move through August, Northern Colorado continues to be a market where price, condition and strategy matter.

Because August isn’t over yet, complete August closed-sales numbers aren’t available. But the latest July numbers give us a good look at where we’re heading.

In Loveland, July single-family closed sales reached 135 homes, up 32.4% year over year, while the median sales price came in around $550,000. Homes averaged about 66 days on market, and sellers received approximately 99% of their asking price on average.

Fort Collins showed a somewhat different picture. July data put the single-family median sales price around $640,000, up approximately 6.7% year over year, while new single-family listings declined compared with the previous year.

What does that mean?

For buyers, there are opportunities, particularly when a home has been sitting on the market or needs some updating. Negotiation matters again, and buyers shouldn’t assume that every list price is carved in granite.

For sellers, buyers are still buying, but they’re paying attention. Proper pricing, presentation, marketing and condition can make a significant difference between a home that moves and one that sits.

And remember: real estate is extremely local. Northern Colorado isn’t one single market. Fort Collins, Loveland, Windsor, Johnstown, Milliken, Greeley and the surrounding communities can all behave differently.

Saturdays through September 5

Free, all-ages and all-levels yoga classes continue at The Foundry Plaza. Bring a yoga mat and some water and enjoy a summer morning downtown.

🦆 Fort Collins Rotary Duck Race

Saturday, August 29 | 11:00 AM – 2:00 PM

Thousands of little yellow racers take over the Lazy River at Fort Collins City Park Pool for the 3rd Annual Fort Collins Rotary Duck Race, supporting local nonprofits, schools, youth sports and community organizations.

🎸 Blues Fest 2026

Saturday, August 29 | 12:00 PM – 7:00 PM

Enjoy an afternoon of live blues music at Odell Brewing Company in Fort Collins while supporting individuals with disabilities throughout Northern Colorado. The event is free and open to the community.

There’s still time to squeeze a little more out of summer before the pumpkin-spice invasion officially begins. 🍁
